A general guideline is a professional roof inspection every one to two years, with additional checks after any severe weather event that could have caused damage. Warning signs a homeowner can spot without professional help include missing or curling shingles, granules collecting in gutters, and any visible sagging in the roofline, all of which warrant a closer professional look. Attic inspections are just as important as exterior roof checks, since water stains or unusual light penetration inside the attic often reveal a leak before it becomes visible on ceilings below. When hiring a roofing inspector, ask whether they provide photo documentation of any issues found, since this makes it far easier to get accurate repair quotes from other contractors if needed. Regular gutter cleaning, often overlooked as a separate task, meaningfully extends roof lifespan by preventing water backup that can damage roofing material from underneath.
